How Often Should Linen Be Replaced for Short-Let Properties?
Guests notice linen quality. Thin towels, pilled sheets and stained pillowcases trigger negative reviews even if the rest of the property is spotless. This guide covers when to replace linen, what signs to watch for, and how to manage rotation across multiple properties.
Sheets and Duvet Covers
Hotel-grade cotton percale sheets (200-thread-count minimum) last approximately 100 to 150 wash cycles before noticeable thinning and pilling. For a property with weekly turnovers, that means replacing sheets every 2 to 3 years. For high-frequency properties with 2 to 3 turnovers per week, expect to replace every 12 to 18 months. Check for thinning at the centre of the fitted sheet (where body weight concentrates) and at the top fold of the flat sheet.
Towels
Bath towels (500gsm minimum for short-lets) lose absorbency and softness after approximately 70 to 100 washes. For weekly turnovers, replace every 18 to 24 months. Signs of wear include rough texture, fraying edges, colour fading and a musty smell that persists after laundering. Guest-facing hand towels in the bathroom tend to wear faster than bath towels because they are used more frequently per guest stay.
Pillows and Pillow Protectors
Replace pillows every 12 to 18 months regardless of wash frequency. Pillows accumulate dust mites and lose support over time. Use waterproof pillow protectors under pillowcases — they extend pillow life and protect against staining. Replace protectors every 6 months or immediately if they crack or lose their waterproof seal.
Managing Rotation Across Properties
For hosts managing multiple properties, colour-code linen sets by property to prevent cross-contamination of sizes. Keep a replacement schedule in a spreadsheet — note the date each set was first used and track wash count. Order replacements before you need them; running out during peak season causes scrambling. If you use a professional linen service, your provider should track condition and rotate stock for you.
