Linen and Laundry Management for Short-Let Hosts

Fresh, crisp linen is one of the first things guests notice and one of the most common sources of negative reviews when it falls short. Our linen management service removes the logistics burden entirely. We collect used linen after every checkout, launder it professionally and deliver fresh sets timed to your next guest arrival. Bed sheets, duvet covers, pillowcases and towels — all handled.

How the Service Works

When our turnover team finishes a clean, they bag the used linen and either take it with them or leave it for a scheduled collection. The linen goes to our laundry facility where it is washed at the appropriate temperature, dried, folded and quality-checked. Fresh linen is delivered to your property before the next guest checks in. Timing is coordinated with your booking calendar so there is no gap.

Linen Supply Options

You can use your own linen (we collect, launder and return it) or rent from our stock. Renting is popular with hosts who want to avoid the upfront cost of buying multiple linen sets per property. Our rental linen is high-quality, hotel-grade cotton — crisp white sheets, plush towels and neatly presented pillowcases that photograph well for your listing.

Why Linen Quality Matters for Reviews

Guest reviews frequently mention bedding and towel quality. Stained, thin or poorly presented linen leads to lower cleanliness ratings even if the rest of the property is spotless. By using professionally laundered, quality-checked linen for every stay, you protect your listing rating and reduce the risk of complaints.

What Makes OCS Different

Most cleaning companies send a team and hope for the best. We built a quality-control system that removes guesswork from every linen & laundry management — here is how it works.

Photo-Documented QA Process

Every linen & laundry management follows a room-by-room checklist. The team photographs each area on completion — beds, bathrooms, kitchen, living spaces — and uploads them to a timestamped report sent to you within 30 minutes. Our city coordinators review a random sample of reports weekly and flag any inconsistencies before you ever see them.

Emergency Response Promise

We confirm availability within 10 minutes during business hours and aim to have a team on-site within 2 to 4 hours. Outside standard hours, we respond by the start of the next business day. You always know the timeline before committing — we never promise a window we cannot deliver.

Fully Insured, Vetted Teams

Every team member undergoes identity verification, reference checks and in-house training before attending any property. We carry full public liability insurance and can provide certificates on request. For commercial clients, we also supply method statements, risk assessments and COSHH documentation as standard.

What Happens If Something Is Missed

If you or your letting agent identifies any area that does not meet the expected standard, contact us within 48 hours. We return and address the specific issue at no additional charge. For Airbnb hosts, we resolve any flagged items before the next guest checks in. This is not a marketing promise — it is a standing operational policy applied to every booking.

Transparent Pricing — What Affects Your Quote

Linen service pricing is per set, making it straightforward to calculate your costs per turnover.

What Affects the Price

Own linen vs rental

Using your own linen (we collect, launder and return) is cheaper per cycle. Renting hotel-grade linen from us costs more but eliminates upfront purchase and replacement costs.

Volume

Hosts with multiple properties or frequent turnovers qualify for volume pricing. The more sets per month, the lower the per-set cost.

Special items

Duvets, mattress protectors, blankets and specialist items (e.g. blackout curtain laundering) are priced separately from standard bed and bath sets.
